Property Evaluation and Rental Rate Assessment
We have the expertise and resources needed to accurately determine a property’s rental rate based on a number of factors. We provide detailed documentation, establish competitive rental rates, recommend repairs and improvements, and more.
Perform detailed documentation of the interior and exterior, including photos
Recommend repairs and cosmetic improvements to maximize the monthly rent while providing a good return on your investment
Gather data on rental rates in the area and work with owners to determine the optimal rent rate
Discuss with owners the pros and cons of such policies as accepting pets, allowing smoking and so forth

We prepare your property to optimize its appeal, advertise your property across multiple digital and print platforms, leverage our contacts and respond to leads, track our results and stay on top of the competition.
Prepare the home for rent: have the interior of the home professionally cleaned; manicure landscaping to increase curb appeal
Create ads tailored to the property and commonly use both paid and free rental listings, print and digital publications, signage, MLS and flyers
Work with real estate agents and leasing agents to find tenants
Maintain listings on our website where prospective tenants can easily find detailed information about the property and schedule showings
Field calls from prospects, answering questions and scheduling showings
Meet prospective tenants with rental applications that are legally compliant with fair housing laws
Collect applications and application fee
Tenant Screening and Selection
We have developed an effective method for identifying qualified candidates that includes thorough credit and background checks and follows the most current laws to avoid discrimination. We grade tenants based on predefined criteria and inform tenants who were turned down.
Tenant Administration
We manage every aspect of tenant administration for you, including:
Tenant move-in, including drawing up a lease and reviewing its terms with tenants, confirming move-in date, performing a detailed inspection with the tenant, verifying the condition of the property before move-in and collecting the first month’s rent and security deposit
Rent collection, including identifying late payments and collecting late fees, and sending out pay or quit notices
Evictions, including filing relevant paperwork, representing the owner in court and coordinating removal of tenants with law enforcement
Tenant move-out, including the inspection of the unit and reporting on its condition, providing tenant with a copy of the inspection report and estimating damages, returning the balance of the security deposit to the tenant, forwarding any portion of the deposit to the owner to hold in reserve for repairs, clean and perform needed repairs and upgrades, re-key locks when necessary and put the property back on the market
Legal and Financial
We ensure these critical legal and financial functions are properly executed:
Provide consultancy in the event of a legal dispute or litigation
Refer owners to qualified attorneys when necessary
Understand and abide by current local, state and federal legislation applicable to renting and maintaining rental properties
Provide accounting property management services
Make payments on behalf of owners, including mortgage and HOA dues
Provide detailed documentation of expenses and easy to read yet detailed monthly cash-flow statements
Maintain historical records and provide annual tax reporting documents
Inspections
We provide periodic inspections, both inside and out, on a predefined schedule and:
Identify needed repairs, safety hazards, code violations, lease violations and so forth
Send reports on the condition of the property to the owner
Meet with state and local inspection officials to conduct annual inspection
Property Maintenance & Repairs
We have extensive experience and long-standing relationships with vendors and contractors in the area to ensure that these day-to-day tasks, which make such a difference to both the property owner and the tenant, are completed efficiently:
Provide and oversee maintenance crew; establish a preventative maintenance policy; maintain a network of licensed, bonded and fully insured contractors whose work is competitively priced and up to code
Maintain outdoor areas, including landscaping and snow removal; trash and debris removal
Maintain and monitor a 24-hour emergency repair hotline
Property Remodel
Our affiliate company, R.B. Homes, has been providing quality remodeling services in central New Jersey for more than three decades. When larger renovation and remodel projects are needed, our experience and network ensure the smoothest possible completion of work. We will:
Provide recommendations on how the project will maximize rental income
Prepare preliminary cost estimates
Get multiple independent bids for all work
Act as a general contractor overseeing the work
Homeowner and Condo Associations
We provide the following services to Homeowner Associations:
HOA/COA Management
Guide and consult with the board of directors to fulfill their duties
Execute the decisions and directives approved by the board
Document transactions, activities and records of the association
Administrative Services
Schedule and attend board meetings
Provide monthly management reports
Enforce rules and regulations of the community
Guide the board when preparing an annual budget
Respond to homeowner inquiries promptly
Accounts Receivable Management
Billing, reporting on delinquent accounts and sending notices
Initiating legal action to collect funds based on the board’s directives and policies
Working with the association’s attorney to coordinate legal action
Site Management
Check on maintenance issues and inspect for rule violations
Coordinate various board-approved actions
Ensure lawn care, pool cleaning and so forth

Manage bank accounts for the community
Estimate maintenance costs
Renew monthly billing for dues and assessments
Provide detailed records on all accounts payable and accounts receivable

Our Process
At Barsky Property Management, we manage your property’s marketing, leasing and maintenance—every step of the way. Each month, we follow a few simple steps that ensure a smooth process for the tenant and the property owner.
STEP 1
Invoice Tenant – 25th Day
We submit an invoice to your tenant on the 25th of every month prior to the due date.
STEP 2
Collect Rent Payment – 1st > 5th Day
We collect rent payments on the first to the fifth day of the month or within a five-day grace period when the rent is due. Late charges will be applied if rent is received after the grace period.
STEP 3
Monthly Charges – 5th > 25th Day
We collect any monthly charges from the tenant, such as late fees, utilities and maintenance reimbursements. The owner approves all maintenance repairs above $500. We will invoice all charges a month prior to avoid any late fees.
STEP 4
Submit Invoice to Owner – 5th > 20th Day
Every 5th and 20th day of the month, we invoice the owner for any fees due, such as reimbursements and management fees.
STEP 5
Deposit to Owner – 10th & 25th Day
Every 10th and 25th day of the month, the rent balance will be sent to the owner via ACH to the appropriate bank account or by check.
